Sometimes a fresh pair of eyes is needed to help you decide what you need to do to present your home for sale.  We will review the presentation of your entire property from the letterbox to the lounge and prepare a report suggesting options as to how it could be improved prior to sale. 

 

 

 

 

 

Is Your Furniture Past Its Use By Date

We can point out all those things that you just don’t see as you go about your daily routine.  The things that detract from your property.  The letterbox might need a coat of paint. The garden a spruce up.  The lounge and dining furniture might be past their use by date.  Or your house might be bursting at the seams with accumulated items like skateboards that haven’t been used for the last 10 years!

The report will set out the options available to you.  If you do decide to use our services the cost of the report will be deducted from the cost of the service provided.

Maximise The Value Of Your Home..

Sometimes it is hard to be objective about your own space.  When it comes time to sell, if you want to maximise the value of your home, it might be time to call in a professional to help you de-clutter and arrange your furniture. This is not an expensive service but it could make all the difference to how buyers perceive your home.

 

 

 

Stand Back And Take A Look

We don’t often stand back and take an objective look at how our home is presented.  Is every space covered with photos and ornaments?  Are the curtains faded and worn?

Furniture Arrangement

Just because it has always been like that doesn’t mean it is the best way.  If there is too much furniture, your may need to have some of it removed. We can provide short term storage if necessary.

People buy space.  They don’t want to feel jammed in or cluttered. If the couch is looking a little worn, add some colourful cushions and a throw.  This will divert the eye away from the worn patches.

For most of us our home is the most valuable asset we own.  When it is time to sell we need to get the best possible value for this huge asset.  We want buyers to walk in and say this is the house I want to buy!  But of course, the secret is that buyers don’t buy a house – they buy a home….a place they feel comfortable in.

When it comes to selling - your home needs to be presented as well as it possibly can be.   It is no different to dressing up for a first date or a job interview. 

 

 


It Is All About The Photography

If your photographs don’t attract the buyers they won’t be attending your open homes.  You’ve probably got about 5 seconds to get their attention. You need the WOW factor – and this is where we can help you.

Staging Helps Ensure You Get The Best Value For Your Home.. 

Partial Staging: It can be as simple as rearranging your furniture, to make a room look more spacious and inviting, or adding some accessories to provide colour and impact. It may mean removing some of your personal items or unnecessary furniture.

Full Staging: Or, it may mean renting furniture and accessories for the entire house. We will do this for you and have it photo shoot and open home ready in the week prior to your first open home.

What Is Involved?
The basic home staging package includes an on site consultation and provision of furniture and accessories for an entrance or hallway, one living room, one dining room, one kitchen, three bedrooms and two bathrooms. Depending upon what the home requires the accessories may include rugs, cushions, throws, mirrors, ceramics, artworks, books and magazines and more.

The rental period is 4 weeks plus a Complimentary Week to allow for photography and advertising prior to the marketing campaign set up by your real estate agent.  Additional time can be added at a weekly rate if necessary.

The home stage package includes freight, assembly, maintenance, removal and insurance.

Additional rooms furnished eg a family room or study 

Plus
We can arrange builders, gardeners, cleaners and other tradesmen to spruce up the property if required.

Homestaging Packages start from $1500 + GST for a 1 bedroom apartment

Preparing Your Home For Sale

Never Underestimate the Power of Elbow Grease. If your home is sparkling, fresh and smells good to walk into it is instantly appealing. Clean, clean and clean again!! 

Kitchen

  1. Clear your benchtops and sink.
  2. Clean the oven.  
  3. Clean the windows, clean the light fittings, Wipe the spots off the walls.  
  4. Wipe around the light switches.  
  5. Wipe the fridge.
  6. Never underestimate the value of elbow grease!

Lounge/Living

  1. Take a good look at the furniture arrangement.
  2.  Just because it has always been like that doesn’t mean it is the best way.

  2. Your towels are often the focal point in the bathroom.
  3. Make sure they are clean and nicely folded.  
  4. The difference is huge.

In the Bedrooms

  1. The beds and bed coverings are the focus of the room.  
  2. Make them look inviting.  
  3. Make the beds properly.  
  4. Ensure they are smooth.  
  5. Plump up the pillows.
  6. Invest in a colourful throw and cushions.
  7. Tidy the wardrobes so that it looks as if there is plenty of room for storage.  
  8. Keep the bedside tabletops clear.  

Accessories

It is the accessories that make the difference between an ordinary room and one with the WOW factor. Usually one or two large pieces will look better than lots of small items. If you do have small items, group them together by colour or style so they are presented as a unit.
